INDUSTRY.co.id - Jakarta- Infrastructure development is being intensively conducted by the government, especially in West Java, making property development in the region increased rapidly.

No wonder some big property companies are eyeing new city development in West Java with almost the same time.

"Infrastructure development makes the outskirts have integrated connections with Jakarta as the center of the city, this is what drives property growth," said property analyst Colliers International Research, Ferry Salanto in Jakarta (12/09/2017).

Ferry pointed out that although the distance is far with Jakarta, but the area Cikarang and Karawang become easily accessible and connected directly with the capital city, thanks to infrastructure development.

"Some of the infrastructure projects in the area are Jakarta-Cikampek toll roads, Jakarta-Bandung and Jakarta Light Rail Transit (LRT) Cawang-Bekasi East-Cikarang corridor, and the construction of Patimban Port and Kertajati Airport, Majalengka," said Ferry .

As is known, Lippo Group targeting Cikarang by building a 500 hectare Meikarta Mega Project in Cikarang, Bekasi. The investment prepared to build Meikarta amounted to Rp 278 trillion.

The plan Meikarta Mega Project will provide various facilities. One of them is Automatic People Mover (mono rail) transportation connecting seven industrial estates in Bekasi. In addition it plans to build seven malls with a total area of ​​500,000 square meters.

In addition, Lippo will also build hospitals, five-star international hotels, national libraries, art centers, schools and national universities.

Meanwhile, Singapore property developer, Pollux Properties, is building an integrated integrated city project in Karawang. Total investment of Rp 50 trillion will get assistance from 11 banks for consumer payment process. The project is currently in the foundation stage and will be completed in 2020.

In the area near Bandung, the property grew. West Java Provincial Government is planning the construction and completion of several toll roads such as Bandung Intra Urban Toll Road, Soreang-Pasirkoja, Cileunyi-Sumedang-Dawuhan, and Cileunyi-Garut-Tasikmalaya which is expected to facilitate the flow of transportation.

In the area of ​​Gedebage is also planned to be an area that is accompanied by fast train facilities High Speed ​​Railway and Light Rail Transit Bandung Raya. The distance between Bandung and Jakarta will be 37 minutes by fast train.

PT Summarecon Agung Tbk plans to build a new city Summarecon Bandung Gedebage area of ​​300 hectares. Summarecon has been granted an environmental impact analysis (Amdal) license from the government.

Summarecon plans to build houses, apartments, shophouses, offices, and recreation. Developers target the upper middle market segment, with the price of built houses offered at prices ranging from Rp 1 billion to Rp 2 billion per unit. Summarecon Bandung has access to Cipularang and Soekarno-Hatta toll roads, Bandung.

Ferry said that despite the new city being offered almost simultaneously, the property company would not release its products at once. "Property development will be gradual so that its absorption will be controlled," he said.

Furthermore, Ferry asserted, the rise of property development not only in West Java, but also occurs around big cities. "The suburbs around Surabaya and Semarang will also experience the same thing, as the impact of infrastructure being boosted by the government," he concluded.
